Like all things, roofs only last for so long before they need either repairs or replacement to protect your home and its interior. You can pay a local roofer to inspect your roof once a year or so to minimize the potential for needing repairs. Eventually, however, repairs wind up being necessary as the rooftop ages and suffers from the effects of weather and other damaging forces. Here are four ways to tell your roof needs repairs.
The older your roof is, the more likely it needs repairs or is due for a replacement. According to Forbes, 80% of U.S. homes have asphalt shingles. Roofs made with asphalt shingles have an anticipated lifespan of between 20 and 30 years. If yours is a couple of decades old or more, it likely needs at least some repairs to enable it to last longer without leaking or deteriorating even more.
Whenever high winds and hail happen, rooftops often suffer damage. You might just have a couple of loose or missing shingles that the wind blew off of your roof, but the damage could be much worse. A tree might blow over and shove a branch through the top of your roof. Large hailstones might pummel the rooftop and leave lasting damage. Storms often leave obvious damage that requires repairs to be done by a
local roofer.
A rooftop should have sharp edges and straight lines. When rooftops age, their supporting substructure often weakens and could start to sag. If you notice a slightly sagging rooftop, you should have it inspected to determine if a repair could fix it or if an entirely new roof is needed. You could enter your attic and take a closer look for obvious damage from the interior as well.
A roof that is in disrepair might let moisture enter your attic and home. If the problem is bad enough, you might see water dripping from the ceiling into your living areas during thunderstorms. You also might notice mold or mildew growth in the attic, which can also indicate mold or mildew growth inside one or more walls. An inspection can identify the problem and how to fix it.
